No matter what kind of report you deliver to your lender, all orders can be completed accessing the same screen – the Deliver Report screen. Use this guide as an overview of how to deliver a completed file in the system.
Locate and open an order you want to complete. You can open an order either from your main orders dashboard when you login to your account, or by accessing the order from an email sent to you through the system.
If you are logged into your account, you can open an order by clicking on it.
Once you open an order, locate the Deliver Report option in the menu along the right.
In the Deliver Report window that appears, enter an appraised value, and click Appraisal. Please note: Even though all reports do not require a value, this field must have something entered. The value must be greater than zero. If you do not have a value, simply enter ‘1’.
When you click Appraisal, you will be prompted to locate the file on your computer to attach it. When your file is attached correctly, you will see the name of the file displayed on the Deliver Report screen.
When the appraised value and appraisal report are both properly attached, the Deliver button at the bottom of the screen will become accessible. Click Deliver to send the report to the lender.
You can also provide an invoice via the Invoice button. The system will generate an invoice once the order goes to a completed status. If you choose to utilize this feature, you can enter your Invoice Number in the Invoice Number field to assist in better reconciling your payment record. Please note: Some lenders opt to hide the Invoice option as they will defer to the system generated invoice.
The Attachment feature is where you can add any additional attachments related to the appraisal. Appraisal Firewall will extract your embedded PDF from your XML file, so including the PDF version of the appraisal report will result in the lender receiving multiple PDF versions of the appraisal report.
