Appraisal Firewall allows lenders to request bids from their appraiser panels for Residential and Commercial order types. When lenders request bids, you will receive a Bid Request email notification. You can login to Appraisal Firewall directly or access the HERE link in the body of the Bid Request email notification.
Accessing the HERE link will take you directly to the Property Information within the order.
Submit a Bid
To submit a bid, select the Submit Bid Button.
On the Submit Bid page, enter your bid in the Price field and number of days it will take you deliver the report in the Turn Time Calendar Days fields.
After you enter a price, the Appraiser field will display the amount you will net, while the Services field will display any appraiser paid fees.
Once you have entered your Price and Turn Time, upload any relevant attachment(s), plus any Disclosures that need to be relayed to the lender. Please note Attachments and Disclosures are optional. Select SEND at the bottom of the screen.
Accept a Bidding Order
If the lender selects your bid, you will receive a New Request email notification, just like a normal new order request. Access your Appraisal Firewall account directly through the site or utilize the HERE link in the body of the New Request email.
From the Property Information tab, select Accept.
An overlay will appear declaring that you have won the bid, the bid amount you provided the lender, Turn Time, Date Required (which is the calculation in calendar days according to your input Turn Time).
If you wish to move forward with accepting the order, choose Accept. Cancel will return to you to Property Information screen. NOTE: the Conditionally Accept feature will only be available IF the lender has this setting enabled. Should you need to provide a different bid and/or turn time AND Conditional Acceptance is available, select this option on the overlay. The engagement letter will be shown in a print preview below the Accept, Cancel, and Conditionally Accept (if available) for your convenience.
Decline a Bidding Order
To decline a bid, select Decline To Bid from the Property Information page.
This will direct you to the decline page, where you can enter your Reason and Comment. Please note that both fields are required. After the Reason and Comment have been supplied, select Decline Order at the bottom of the page.
The lender will be notified that you have declined to bid and the order will be removed for your New Orders queue.
